About Us:

With over 50 properties and nearly 10,000 units under management, our company is a leader in both owned and fee-managed multifamily properties. We are expanding our third-party management services and seeking a strong Regional Property Manager to oversee a key Columbus portfolio.

Position Overview:

We are looking for an experienced and highly motivated Regional Property Manager to oversee a diverse portfolio of 6–8 multifamily communities in the Columbus, OH area. This role requires hands-on leadership, strong operational knowledge, and the ability to manage a mix of stabilized assets and lease-ups across owned and fee-managed properties.

Key Responsibilities:

  • Oversee day-to-day operations and performance of 6–8 properties totaling approximately 1,500 units.
  • Ensure site-level teams are trained, supported, and meeting company standards.
  • Provide leadership and strategic oversight for both owned and fee-managed communities (with a strong emphasis on fee-managed experience).
  • Drive occupancy, rent growth, and NOI through marketing, leasing, and operational efficiency.
  • Partner with ownership and third-party clients to deliver transparent, goal-oriented reporting.
  • Oversee budgeting, financial reporting, and capital improvements across the assigned portfolio.
  • Lead and support lease-up efforts for new developments and recently acquired assets.
  • Ensure compliance with company policies, Fair Housing, and applicable regulations.
  • Collaborate with executive leadership on long-term planning and portfolio growth.

Requirements:

  • Based in or near Columbus, OH (local candidates strongly preferred).
  • 3–5+ years of Regional Property Manager experience required.
  • Proven experience managing a mix of owned and third-party fee-managed assets (50/50 or higher ratio preferred).
  • Strong background in lease-ups and A-class properties.
  • Experience managing on-site teams; most properties have at least one property manager, with smaller sites sharing teams.
  • Solid understanding of budgeting, property operations, and client communication.
  • Track record of leading portfolios of 1,200–1,800 units.
  • Familiarity with properties ranging from 20 to 280 units (average ~150–175 units per asset).
  • Strong communication, leadership, and organizational skills.
