Position Summary

We are seeking an energetic, experienced and highly organized Commercial Construction Project Manager with a strong background in hotel construction to oversee the successful delivery of a boutique hotel project in Paradise Valley, Arizona. In this critical role, you will oversee the overall direction and entire project lifecycle, from pre-construction planning and budgeting to on-site supervision and close-out of the project and warranty period thereafter. As a dynamic and results-driven leader, you will functionally lead, plan, coordinate, and drive the completion of a high-end boutique hotel. You will be responsible for delivering the project safely, on schedule, and within budget, while upholding the highest standards of integrity, transparency, and accountability. While the primary focus of this role is the boutique hotel project, this position may also be required to support other small projects as deemed necessary by the employer.

Please note that this position is based at our headquarters at 8800 N. Gainey Center Dr., Suite 345, Scottsdale, AZ 85258.

Essential Duties and Responsibilities

The essential functions include, but are not limited to the following:

 

The Commercial Construction Project Manager shall be responsible for, but not limited to the following:

 

· Lead the end-to-end construction process from pre-development through to final handover.

· Act as the primary liaison between ownership, architects, engineers, contractors, government bodies, and all other consultants and relevant stakeholders.

· Establish and maintain seamless communication between all stakeholders.

· Provide clear, concise reporting on project status, risks, challenges, and providing recommendations and solutions to stakeholders.

· Define the critical path and project milestones, ensuring that design, procurement, and construction activities are well-coordinated.

· Manage the scope, costs, detailed project budget, construction schedule, and deliverables.

· Ensure that key milestones and deadlines are met.

· Ensure all permits, licenses, and inspections are in place and up to date.

· Conduct regular site visits to monitor progress, enforce quality control, and ensure compliance with project standards.

· Ensure all work meets local, state, and federal regulations, including building codes and safety requirements.

· Resolve issues as required, escalate issues where necessary.

· Oversee value engineering efforts, making cost-effective recommendations without compromising design intent or quality.

· Oversee cash flow projections and funding requests, ensuring alignment with financial schedules.

· Monitor project expenses, actively identifying and mitigating cost overruns and financial risks.

· Lead contract negotiations and vendor pricing discussions.

· Review, approve, and process change orders, payment applications, and invoices.

· Build and maintain complete and consistent project updates with stakeholders.

· Oversee final inspections, punch lists, and quality reviews to ensure the project meets all requirements.

· Ensure all warranties, manuals, and as-built documentation are properly compiled and delivered.

· Facilitate a smooth transition to hotel operations, ensuring that all final construction elements align with operational needs.

· Maintain expertise in and understanding project management best practices, principles and techniques, recommending adoption and implementing of new practices where applicable.

· Demonstrate honesty, integrity, and professionalism in all communications, actions, and decisions.

 

 

 

Qualifications

 

· Post-secondary education (university degree) or preferred equivalent

· 15 years of project management experience, with a strong focus on construction and hotel development

· Proven experience in managing and reporting on detail-oriented projects

· Strong knowledge of budgeting, cost controls, and cash flow management

· Ability to mentor and guide others through project processes

· Proven track record of delivering and managing multiple, complex projects simultaneously and successfully

· Ability to influence others without formal authority

· Ability to effectively communicate (both written and verbal) and gain trust with all levels of expertise and personnel

· Ability to communicate with a variety of audiences (executive, project team, business and technical audiences)

· Ability to multi-task and work effectively in a fast-paced environment with conflicting priorities

· Excellent analytical and problem-solving skills

· Proficient with Microsoft Office Suite (Excel, Word, Outlook, Microsoft Teams) and basic computer skills

· Strong-willed, high integrity approach

· Team player, positive attitude, and strong relationship building skills.
