Director of Commercial Property Management / Commercial Property Manager We are seeking an experienced professional who is passionate about commercial real estate and a desire for growth in an expansive role. As a Director of Commercial Property Management / Commercial Property Manager, you will have a key role in the success of a significant portfolio of properties with vast responsibilities including the day-to-day financial, administrative and maintenance operations along the management of in-house property managers. This role has immense growth potential especially for an entrepreneurial minded individual with aspirations of managing a team and actively acquiring new accounts and clients. Essential Job Functions and Responsibilities: Exhibits strong commitment to the needs of the property owner and tenants. Represents the company in a professional and courteous manner. Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy. Ensures all budget guidelines are followed consistently. Responsible for the billing process including payment of invoices and disbursement of funds with the support of office staff. Prepares reports to include, but not limited to: budget preparation and review, variance, leasing, renewal, financial, market, CAM Reconciliation. Evaluates financial performance and market trends, monitors cash flow and cash requirements in conjunction with office staff and identify and implement solutions for cash efficiency. Ensure total contract compliance with accurate and timely reporting. Monitor tenant satisfaction in person or through follow-up calls to ensure a positive tenant experience and increased retention. Daily communication and collaboration with staff, vendors and others as needed. Works well independently as well as in a team environment. Will work toward company’s/property’s goals. Perform regular property inspections with staff support. Oversee construction projects, including approving construction contract and invoices. Other duties as assigned. Qualifications: Current Arizona Real Estate Sales License, Broker's license preferred or ability to obtain. A minimum of three to five years as a Property Manager Strong background and knowledge in Accounting/Finance and building operations Property Management accounting software knowledge, specifically Yardi and/or Skyline Proficiency in Microsoft Office, Excel, and Word. Experience in management, evaluation, development, and motivation of subordinates Experience in analyzing and negotiating commercial lease and/or contract language Strong and respectful communication skills with Properties, Team and Vendors Team-oriented mindset with a willingness to assist in a variety of jobs/tasks CPM, RPA, or CSM designation preferred or willing to obtain. In-person office hours daily Monday – Friday 8am-5pm (hours may vary to meet the needs of the portfolio to be ‘on-call’ as needed); Professional office environment with routine use of standard office equipment; Regular required travel between properties.
