Director of Property Management: Commercial

Commercial Property Management experience is required

Position Overview:

As the Director of Property Management, you will oversee the operations of a diverse commercial real estate portfolio while managing a team of property managers, accountants, and maintenance technicians. You will be responsible for ensuring the successful operation of properties, building strong relationships with clients, assisting in portfolio growth, and providing leadership to your team. This role also includes participation in the company’s Executive Management Team to help align property management strategies with organizational goals.

Key Responsibilities:

  • Oversee the Property Management Department, leading teams of property managers, accountants, and maintenance technicians.
  • Develop and maintain positive relationships with clients, tenants, and colleagues.
  • Manage department income and expenses while overseeing property management budgets and CAM reconciliations.
  • Prepare and present management proposals to prospective clients.
  • Conduct staff performance evaluations and ensure development through mentorship and training.
  • Ensure compliance with insurance requirements and federal, state, and local property laws, including FL Statutes Chapter 83.
  • Collaborate with accounting staff and handle financial reviews, including monthly reports and annual CAM Summaries.
  • Assist with hurricane readiness and oversee post-storm response and recovery efforts.
  • Perform Real Estate Manager duties as needed for specific properties.

Qualifications:

Education and Certifications:

  • Bachelor’s degree in business or a related field.
  • Florida Real Estate License (required within 6 months of hire).
  • CPM (Certified Property Manager) or CAM (Community Association Manager) preferred.

Experience and Skills:

  • 5+ years of multi-site commercial property management supervision experience.
  • Strong organizational skills and ability to implement efficient systems.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and familiar with property management software (e.g., QuickBooks, Yardi, Appfolio, AI tools).
  • In-depth understanding of accounting principles (AR, AP, budgets, Cash Flow, Balance Sheets).
  • Knowledge of construction, maintenance, and building operations.
  • Leadership and team-building expertise with conflict resolution and negotiation skills.
